I read Mr Gaudini’s offered draft Revision No.2 - Zoning Amendments – Summary and Overview. While I will make some pointed remarks, I do want to acknowledge Mr Gaudini’s efforts and those of the planning council.
I would like to make the following points:
Under “Statement of Principles”, item 1: the document states “Council additionally values the perspectives, lived experiences, priorities, goals, and concerns of Narberth’s residents and businessowners”. This is great copy, but the facts are that the majority of Narberth’s residents are against many of these proposed density related and zoning changes. Those opinions are being ignored, why is that?
Under “Housing”. The current zoning, currently supports all of the stated objectives. This town is already one of the most dense areas in PA.
Under “Quality of Life”: The proposed zoning changes would noticeably and negatively affect this stated objective.
Under “Fiscal Responsibility”: Apartment blocks will not increase the local tax base with the current taxation rules.
Under “Parking and Circulation”: Once the bridge re-opens, the traffic pattern in zone 4a will change considerably. We’ve been here since 1987 and we know what to expect on Woodside Avenue. Many here have not yet experienced the angry Woodside traffic.
Allowing 4 stories in the zone 4a is out of character with what is currently there. The 198 Elmwood lot is adjacent to two family homes. What happened to historic preservation, principles and perspectives with 45ft in height and a 10ft setback
